Delivery of vacant Possession

1. Bank outstanding = 35,321.40
2. Late payment interest = 2,237.86
3. Water & electricity deposit = 420.00
4. Quit rent = 8.95
5. Maintenance x4 months = 400
6. Security = x6 months = 720
7. Assessment = 10.73

Key must be collected within 14th days, if fail developer shall not be liable for any loss or damage of the prop !!!

- nak ambik kunci kena settle payment, boleh ke bank release payment in 14th days ???
- kalau lambat collect kunci, developer tak nak take responsibility for any damage etc !!!
- #1. bank still pending 12.5% tapi aku dah bayar full amount every month since early 2011 !!!
- #2. bank lambat, kita yg kena %
- #6. time nak beli dulu, developer kata free setahun ???

  2. When free want to go to collect key and settle all the thing with them ?

    is it direct go LBS ?

    1. Bank outstanding = should be bank settle

    2. Late payment interest = can ask them ti waive

    3. Water & electricity deposit = we paid

    4. Quit rent = we paid

    5. Maintenance x4 months = we paid

    6. Security = x6 months = need to talk to them, cause they said got 1 year free.

    7. Assessment = we paid.

    #1 is it possible bank will release the outstanding in 2 weeks ?

  7. yes..me and my husband also a bit confused about the late payment interest..well one of my friends told me that we have to check with the lawyer about the payment,and we can see "SIAPA YANG BUAT KERJA LEMBAB"...sometimes is the lawyer fault & sometimes Bank fault..so siapa yang lambat byr tu dia laa yang kene byr late payment interest..not us..that what she said laaa...i pun BLURRRRRR...

  9. i was getting late payment RM 2k++

    i call azam dy, they only one ppl can answer all these town villa question. so today will very busy,

    they said need to wait until bank pay them the :-
    1. Bank outstanding
    2. Late payment interest

    then only we can go to collect the key, while collect the key we also need to paid the :-
    3. Water & electricity deposit
    4. Quit rent
    5. Maintenance x4 months - temporally charge us, until transfer to under sepang.
    6. Security = x6 months - this one we can talk to them
    7. Assessment

    so means we need to chase our bank to paid the money.
